ABOUT Greenridge I, St. John's, Florida

Greenridge is over 20 years old as a community now.

There are 78 homes in our community. 

 

Greenridge is a deed restricted community. The covenants, documents of incorporation and amendments are in PDF format uner HOA Documents.

 

The community has 3 ponds which are normally stocked with fish, per the covenants NO ONE can authorize use of the ponds for anything! These are insurance issues and NOT to be taken lightly. Please see below:

Due to insurance restrictions, swimming is prohibited, no boats, canoes, or rafts are allowed on the ponds. No fishing is permitted! Please obey these restrictions – they are for your safety, thank you.

 

The large Oaks and Pines along with the wide streets are just part of what makes Greenridge, special. Please be certain to send in an ARB form BEFORE cutting any trees down. 

 

Please do not park cars on the streets overnight.

 

Please keep trailers, boats and other recreational vehicles  behind fences so they can't be seen from the road.

 

 

Things to know about the Greenridge I HOA.

The HOA pays for the electric at  the entrance and the street lights in the community.

 

The HOA pays for the maintenance of the ponds and their respective street drain-pipes.  If you have street storm drains near your home, it is very important that you keep them clear of debris, particularly leaves, grass, and broken tree branches. The debris that runs into the ponds can lead to additional pollution of the ponds and can even lead to a blockage of the drain pipe, which could require to additional (unbudgeted) maintenance costs.

 

Trash pick up is Thursday morning. Yard waste, recycle and regular trash is all picked up Thursday Morning. Please do not put trash out before 7:00 PM Wednesday night.

 

Dues for Greenridge are paid annually and are due in January of each year. The Dues are currently set at $275 - annually.

 

The dues are finalized at the annual budget meetings; special assessments are made as required and determined by the board with member input.

 

Assesments made in the past inculded rebuilding the fence across the front of the development.
